Terms of Service
These terms govern your use of PraguePad. They are written to be read, not to be survived — but they are the actual contract between you and us, so the plain wording below is the binding wording.

We are a self-employed trader (OSVČ) established in the Czech Republic, operating the PraguePad service at praguepad.cz and through the Telegram bot @PraguePadBot.
Email: hello@praguepad.cz — this is the address for every kind of message: questions, complaints, withdrawal, data requests. We answer in English or Czech.
We are not registered for VAT (nejsme plátci DPH). Prices are final; no VAT is added.
Supervision of our trade activity is carried out by the relevant Trade Licensing Office (živnostenský úřad). Compliance with consumer protection law is supervised by the Czech Trade Inspection Authority (Česká obchodní inspekce).
2. What PraguePad is — and is not
PraguePad is an automated monitoring and alerting service. We continuously check publicly available Prague rental listings, compare each new one against the search profile you gave us, run automated scam checks, and send you a message on Telegram about the ones that match.
Being clear about the limits matters more than the sales pitch, so:
- We are not an estate agent, broker or property manager. We do not represent you, we hold no properties, and we are not licensed as a real-estate intermediary.
- We are never a party to your lease. Any contract, deposit, viewing or dispute is strictly between you and the landlord or agency.
- We do not contact landlords on your behalf or arrange viewings for you.
- We do not own or control the listings. They belong to third-party portals and advertisers, who may change, withdraw or misdescribe them at any moment.
- We cannot promise you will find a flat, or that you will be first, or that every matching listing will reach you. We promise effort and speed, not an outcome.
3. Who may use it
- You must be at least 18 and legally able to enter into a contract.
- You need your own Telegram account. Telegram is a separate company with its own terms and privacy policy; we have no control over it.
- The service is for your own personal flat search. One membership covers one person, not an agency, a reselling operation, or a group of clients.
4. How the contract is made
- You start the bot with
/startand answer a short interview: budget, districts, layout, size, move-in date, pets, furnishing. - Your 48-hour free trial begins automatically when the interview is finished.
- If you want to keep going, you tap the purchase button and pay for an Access Pass.
The contract for a paid Access Pass is concluded at the moment your payment is confirmed by our payment provider. You then receive a confirmation message in Telegram stating the date your access runs until. These terms form part of that contract, and we keep a record of the version you accepted.
5. The free trial
The trial lasts 48 hours, costs nothing, and needs no card. It is limited to one per Telegram account, ever. It ends by itself — there is nothing to cancel, and no payment follows automatically. When it ends, alerts stop until you buy a pass.
6. Price and payment

There is no subscription and no automatic renewal. We never store your card and we can never charge you again without you deliberately buying another pass. When your two months are up, the alerts simply stop and we send you a message. If you want more, you tap the button again. That is the whole billing model.
Payment is handled by Stripe. Your card details go to Stripe and never reach us — we only learn that a payment succeeded, for how much, and the email you gave at checkout. We accept the payment methods Stripe offers at checkout. Prices are in Czech koruna.
Your pass is activated as soon as the payment clears, usually within seconds. If you already have time remaining, a new pass is added on top of it rather than replacing it.
7. Immediate start and your right to withdraw
PraguePad is a digital service supplied to you immediately, and this section explains what that means for the 14-day withdrawal right that normally applies to things bought online.
Before you pay, you are asked to confirm two things:
- that you expressly request that we begin providing the service straight away, without waiting out the 14-day withdrawal period; and
- that you acknowledge that by doing so you lose your right to withdraw from the contract.
This follows §1837 of the Czech Civil Code, which removes the withdrawal right for digital content and digital services made available immediately with the consumer's express prior consent. You give that consent by ticking the box at checkout; if the box is not presented and ticked, the exception does not apply and your statutory withdrawal right remains intact.
Why it is set up this way, in plain terms. The value of this service is delivered from the first minute — the alerts start immediately and cannot be handed back. That is exactly why we give you 48 hours entirely free first: you see the real thing, on your real search, before you spend anything. Try it before you buy, and buy only if it works for you.
Refunds we give anyway
Beyond what the law requires, we will refund you — in full or in part, at our discretion and without argument — if:
- you were charged twice, or charged after your account was deleted;
- the service was substantially broken for a meaningful stretch of your pass (for example, alerts stopped for several days through our fault); or
- you bought a pass minutes ago, have not yet received any alerts, and ask us to undo it.
Ask at hello@praguepad.cz. This goodwill policy is ours to apply and does not limit any right you have by law, including your rights when the service is defective (see section 12).
8. What we promise — and what we don't
We promise to run the monitoring continuously, to send matching listings as fast as we reasonably can, to apply our scam checks to every listing we send you, and to answer your messages.
We do not promise uninterrupted or error-free operation. In particular:
- The portals we watch are outside our control. They change their websites, block automated access, go down, or remove listings without notice. When a source breaks, coverage from that source pauses until we fix it.
- Delivery depends on Telegram, on our hosting and database providers, and on your own connection.
- We may pause the service briefly for maintenance, and we may add, change or drop the sources we monitor.
- Listing details — price, size, availability, photographs — come from the advertiser. We pass them on; we cannot verify them.
If a fault on our side stops the service for a prolonged period, contact us and we will extend your pass or refund the affected portion.
9. Scam checks: a filter, not a guarantee
Our scam checks are automated rules plus a register of markers reported by us and by members. They catch common patterns — impossible prices, illegal deposit demands, contact details already linked to reported fraud, recycled photographs. They will not catch everything, and a listing we mark as clean can still be a scam. A green flag means "nothing known against it", never "verified safe".
You remain responsible for your own decisions. However good a listing looks:
- Never send money — deposit, "reservation fee", first month — before viewing the flat in person and seeing identification and proof of ownership or the right to let.
- Be sceptical of anyone who cannot meet you, is "abroad", or wants payment through an unusual channel.
- Check that a deposit demand does not exceed three months' rent, the legal cap under §2254 of the Civil Code.
We are not liable for losses arising from your dealings with a landlord, agency or advertiser, including where a listing we sent you turns out to be fraudulent — save where the law does not permit us to exclude that liability (see section 13).
10. Your side of the deal
When using PraguePad, you agree to:
- give accurate information in the interview — a wrong budget or district simply produces useless alerts;
- keep the service to yourself: do not forward, republish, resell or systematically redistribute our alerts, and do not run PraguePad on behalf of clients;
- not attempt to scrape, copy, reverse-engineer, overload or interfere with the service or the bot;
- not report listings as fraudulent dishonestly — those reports affect real people;
- keep your Telegram account secure. Anything sent from your account is treated as sent by you.
11. Pausing, leaving, and being removed
- Pause any time —
/pausestops all alerts and messages;/resumestarts them again. Pausing does not extend or refund your pass. - Leave any time —
/delete_my_dataerases your profile and alert history. There is no notice period and nothing to cancel, because there is no subscription. Deleting during a paid pass does not entitle you to a refund of the remaining days, except where section 7 or the law says otherwise. - We may suspend or end your access if you seriously or repeatedly breach these terms, abuse the service, use it fraudulently, or use it to harm someone. Where we end your access for a reason that is not your fault, we refund the unused part of your pass.
12. If something goes wrong
If the service is defective — it does not work as described here, or as we advertised it — you have rights under Czech law on digital services (§2389a and following of the Civil Code) and consumer protection law. In short: you can require us to fix it, and if we do not fix it within a reasonable time, you can ask for a reasonable discount or withdraw from the contract.
How to complain: email hello@praguepad.cz or send /help followed by your message in the bot. Tell us what happened and when. We confirm receipt promptly and will resolve the complaint within 30 days unless we agree a longer period with you.
13. Liability
Nothing in these terms limits liability that cannot be limited by law — including for harm to life or health, for damage caused intentionally or by gross negligence, and any rights you have as a consumer.
Subject to that, and to the extent the law allows:
- our total liability arising from the service is limited to the amount you paid us in the 12 months before the event;
- we are not liable for indirect or consequential loss, including a flat you did not get, a move you had to delay, alternative accommodation, or lost income;
- we are not liable for the acts of landlords, agencies, advertisers, portals, Telegram, or other third parties.
14. Out-of-court disputes
If we cannot settle something between us, you have the right to take the dispute to out-of-court resolution (ADR), free of charge, at:

You may also contact the European Consumer Centre Czech Republic (evropskyspotrebitel.cz) for cross-border matters. The European Commission's ODR platform is no longer available: it was shut down on 20 July 2025, so please use ČOI instead.
Using ADR is your choice; you can also go to the ordinary Czech courts.
15. Changes to these terms
We may update these terms — for example when we add sources, change the price for new purchases, or the law changes. If a change materially affects you while you hold a paid pass, we will tell you in Telegram at least 14 days before it takes effect. If you do not accept it, you may end the contract before that date and we will refund the unused part of your pass. The price of a pass you have already bought never changes.
Each version carries the date at the top. We keep previous versions and can send you the one you agreed to.
16. Governing law and language
These terms and the contract are governed by Czech law, in particular Act No. 89/2012 Coll., the Civil Code, and Act No. 634/1992 Coll., on consumer protection. If you are a consumer resident in another EU country, you keep the protection of the mandatory rules of your own country — this clause does not take that away.
These terms exist in English and Czech. Both are official. If the two versions differ, the reading more favourable to you as a consumer prevails.
